Kindaruma Homes Apartments, Kilimani: letting on a road that advertises by street rather than by building
Furnished units on Kindaruma Road advertise at KES 5,000 to 8,000 a night and KES 140,000 to 170,000 a month. Almost none of those listings name the building. If you own at Kindaruma Homes, that is both your problem and, handled properly, your opening.
Search for a furnished apartment on Kindaruma Road and you will find plenty: one bedrooms at KES 5,000 to 6,500 a night, two bedrooms at KES 8,000, monthly rates between KES 140,000 and 170,000. What you will almost never find is the name of the building. The listings sell the road. If you own at Kindaruma Homes Apartments, that single fact explains most of what is strange about letting here.
The road is the product
What does a furnished apartment on Kindaruma Road rent for?
Read a dozen listings for this street and a consistent picture of the amenity set emerges: borehole and water storage, backup generator, four high speed lifts, a fully equipped gym, landscaped garden and children’s play area, intercom, controlled access, CCTV and ample parking, with a rooftop terrace in several. Units are quoted at 40 to 60 square metres for a one bedroom, with one bedroom plus study layouts at about 45.
Distances are published to Yaya Centre above all, at anything from 400 metres to a ten minute walk depending on which block is speaking, then Prestige Plaza at about 1.2km, Nairobi Hospital at 2.5km, Junction Mall at 3.5km and Wilson Airport at 5.5km.
Why do Kindaruma Road listings not name the building?
Because the street is the recognised address and several tall residential blocks stand on it. An agent with a furnished one bedroom has a better listing if it leads with Kindaruma Road and Yaya Centre than with a development name the searcher has never heard. So they all do, and the result is a market where a tenant comparing four furnished one bedrooms on this road may be comparing four different buildings without realising it.
Your unit is being benchmarked against stock you have never seen, in blocks with different lifts, different water and different security, and nobody searching can tell the two apart unless your listing does that work itself.
This is worse than it sounds for a good building and better than it sounds for a bad one. If your block runs properly, holds water and keeps the lifts moving, none of that reaches the market, because the listing beside yours claims the same amenity list and the reader has no way to check either. The practical answer is not to complain about it but to name the building, photograph the things that are specifically true of it, and let the comparison happen on evidence.
The number that decides the letting route
Look again at the two published figures for the same kind of unit: KES 5,000 a night, and KES 150,000 a month. Thirty nights at KES 5,000 is KES 150,000. The monthly rate is the nightly rate with the voids, the cleaning turnover and the management effort already deducted.
That is the whole decision in one line. A short let only beats a long furnished tenancy on this road if you can hold occupancy meaningfully above the level the monthly rate already assumes, and that requires the unit to be genuinely well presented and actively managed rather than furnished adequately and listed passively.
Is a Kilimani short let better than a long furnished tenancy?
Our own Kilimani data puts a well presented short let at USD 90 to 130 a night at 62 to 74 percent occupancy across a full year, on demand that mixes corporate and NGO travel with regional business visitors and the medical traffic drawn by the hospitals and clinics off Argwings Kodhek. At the top of that band the short let is clearly the better business. At the bottom of it, against a KES 150,000 monthly tenant who needs nothing from you, it is not.
Be honest with yourself about which half you are in before you commit, because the costs are asymmetric. A long tenancy that underperforms costs you the difference. A short let that underperforms costs you the difference plus the furnishing, the cleaning, the platform fees and your attention.
The arithmetic both ways is in short let against long term rental, and what Kilimani does as a short stay market is in the Kilimani host guide.
If you own on a high floor, say so
Listings on this road sell the thirteenth floor and the city view explicitly, and they are right to. In a market where every block claims the same gym and the same generator, floor level and outlook are among the few genuinely differentiating facts a reader can verify from a photograph.
A high floor unit here has a real view over Kilimani and most of the listings for the road do not show it. Photographing it in daylight, and publishing the floor number rather than leaving it to a viewing, is the cheapest advantage available on this street.
What to do if yours is sitting empty
- Name the building in the listing. You are otherwise one of several anonymous Kindaruma Road one beds, competing only on price with stock you cannot see
- Publish the floor and photograph the view. It is the differentiator this road hands you and almost nobody uses it
- Ask your agent for the viewing count first. No viewings is a marketing fault, viewings without offers is a presentation or pricing fault, and they are fixed differently
- Price the monthly furnished route honestly. At KES 140,000 to 170,000 it is a real business on this road, and for a passively managed unit it is often the better one
- Check the service charge collection rate. Four lifts and a borehole are only an advantage while the levy is being collected to run them
The general diagnosis is in why your Nairobi rental keeps going vacant, what the charge should cover is in service charge explained, and furnishing budgets are in apartment furnishing packages.
If you are looking to rent here
Kindaruma Road is a sensible place to rent furnished if you want to walk to Yaya and have a borehole, a generator and lifts that work. The thing to do is the thing owners wish you would not: ask which building the unit is actually in, then ask the same of the other three you are considering. On a road where the listings all look alike, the blocks do not, and the difference shows up in water, lifts and how well the common areas are kept rather than in the photographs.
For stays of a week or a month, ask for the long stay rate explicitly. Published rates on this road already drop for seven nights and again for thirty, and an owner holding empty midweek nights will go further than the listing suggests. If you want us to tell you what is genuinely available here, find a home is where to start.
How Goldstay handles it
We manage short stay and long lets in Kilimani, including on this road, and we sold nothing in the building, so there is no sales projection of ours to defend. We charge 10 percent of rent collected on a long let and 20 percent of revenue on a short stay, with no setup fee and no exit fee. On Kindaruma Road specifically, the first thing we will tell you is whether your unit is presented well enough for the nightly route to beat the monthly one, because on this street that is a real question rather than a formality.
If your apartment is empty, send it to us with the floor and the layout and we will come back with an achievable rate both ways and a straight view on which to take. What Airbnb management and long term management each cover is set out in full.

Denis Gardens, Kilimani: the building where the nightly rate wins at 31 percent occupancy
A two bedroom here lets at KES 65,000 a month unfurnished and KES 7,000 a night furnished. Nine nights pays the month. That ratio is the most favourable we have found in Nairobi, and it points the opposite way to Riverside.
Heartland Homes, Kilimani: the same two bedroom at KES 80,000, KES 200,000 and KES 8,500 a night
One building on Kindaruma Road publishes all three rates for the same apartment. Put them side by side and the best route is the one almost nobody asks about, because it beats nightly letting without the work.
Purple Haze, Kilimani: the only building in Nairobi that puts a price on the view
A two bedroom with a limited view is USD 99 a night. The same apartment with a city view is USD 109, and a three bedroom with a pool view is USD 129. Every other building tells owners the view matters. This one proves it, and the margin is 30 percent.
Serenity Residency, Kilimani: a building of nothing but two bedrooms, and the tenant nobody markets to
Every apartment here is a two bedroom at KES 85,000 to 90,000 with the service charge inside the rent. When a building has one layout, you cannot compete on product, so the only question left is who you are selling it to.
108 Riverside: what the UN Blue Zone is actually worth to an owner
A 154 square metre three bedroom here lets unfurnished at KES 160,000 and furnished at KES 250,000 to 330,000. The gap is not about furniture. It is about which tenants are permitted to live in this part of Riverside at all.
Polaris Residency, Kindaruma Road: what a unit here earns furnished and unfurnished
Polaris Residency is a completed twin tower on Kindaruma Road with a large number of near identical one and two bedroom apartments. The same one bedroom is advertised at KES 60,000 unfurnished and KES 100,000 to 140,000 furnished. That gap is the whole decision, and this is how to work out which side of it your unit belongs on.
