The stretch between Kileleshwa and the city's western edge, organised around James Gichuru Road, Gitanga Road and the lanes off Hatheru and Muthangari. It was large-plot family housing and has become a mix, as gated townhouse courts and apartment developments filled in the gardens of the properties that sold. Lavington Mall and Lavington Green supply the retail. The result is somewhere denser than Karen and leafier than Kilimani, which is precisely the compromise its tenants are looking for.

Who rents here, and why

Broader than any other premium area in Nairobi, and that is the point worth grasping. Lavington draws expatriate families who want a garden without committing to the Karen commute, diplomats and corporate executives, and — unlike Gigiri, Runda or Brookside — a deep layer of established Kenyan professional families renting at the same level. Several international schools are within a sensible run. Because no single employer or institution dominates, a downturn at one organisation does not empty the neighbourhood, which makes Lavington the most diversified tenant base at this rent.

The buildings

The signature Lavington product is the gated townhouse court: three or four bedrooms over two or three floors, a small private garden, shared perimeter security and usually a shared borehole, with anywhere from four to twenty units behind one gate. Around it sit larger apartments in newer blocks and the surviving standalone houses on original plots. For most buyers the townhouse in a well-run court is the sweet spot, offering house living at an apartment's running cost.

What goes wrong

Location inside Lavington matters more than location inside any comparable area, and this is where buyers get caught. The name covers a wide span: the eastern end towards Kileleshwa is a different proposition from the western fringe, where Lavington meets far lower-income neighbourhoods, and the rent achievable across that span differs by several hundred dollars for houses that look alike in photographs. Walk the surrounding streets, not just the compound. The second issue is specific to the townhouse courts that make up so much of the good stock: with only a handful of owners funding shared security, water and grounds, governance is fragile, and one or two owners in arrears is enough to stop the borehole being serviced or the guards being paid. Read the court's accounts and meet the other owners before buying into one. Third, James Gichuru and Gitanga Roads carry heavy traffic and near-permanent roadworks, and the school run compounds it at exactly the hours tenants travel.
