- Full power backup, with no interruption. Not a generator that starts after two minutes of darkness
- Internet with a stated speed. They will be working
- Hot water at full pressure, at any hour
- Genuine cleanliness. The standard here is higher and it is checked. A premium rate raises expectations rather than lowering scrutiny
- Quiet. It is why they chose Riverside. A construction site next door is a bigger problem here than anywhere else
- A discreet, professional check in. Being met by someone who knows what they are doing
How to run a Riverside unit
- Build the business around long stays. Diplomatic and corporate relocations of a month or more are the natural product here, and they solve the volume problem
- Do not discount into the gaps. Dropping a Riverside unit to a Kilimani rate to fill a week brings in a guest who does not match the property and frequently leaves a mismatched review
- Set a serious minimum stay. Three nights or more. Single nights are not worth the turnover at this standard of presentation
- Be reachable and professional in writing. These guests are often booking on behalf of somebody else and judge you on the correspondence
- Invoice properly. Embassies, NGOs and companies need a compliant receipt, and being unable to produce one loses the booking outright

- New tower supply. The corridor is absorbing several new buildings, including some marketed explicitly on rental yield. More competition is coming at the premium end
- Construction noise. The thing guests pay Riverside for is exactly what a building site removes
- Serviced apartment competition. Your real competitor is often not another Airbnb but a serviced block with a front desk. Know what they charge and what they include
- Seasonality in the diplomatic calendar. Postings and rotations cluster, which makes the demand less evenly spread than it first appears
