What it costs to launch a Nairobi Airbnb in 2026

The full startup cost of a Nairobi short let: furnishing, linen, kitchen, photography, permits, deposits and the working capital nobody budgets for. Line by line, with the items hosts underestimate.

Most people budget for furniture and forget everything else. Then the launch costs 60 percent more than planned, the working capital runs out in month two, and the unit goes live before the photographs are done because there is no money left to do them properly. Here is the full list, in the order the money leaves.

Six categories, not one

Furnishing is the visible cost and roughly half the total. The other five categories are where budgets break.

  1. Furniture and appliances
  2. Soft goods: linen, towels, pillows, mattress protectors
  3. Kitchen and consumable setup
  4. Presentation: photography, listing setup, styling
  5. Compliance: permits, registration, insurance
  6. Working capital for the first two or three months

Furniture and appliances

The rule is simple and frequently ignored. Spend where the guest’s body touches the property, save where it does not. A guest remembers the mattress, the shower and the sofa. Nobody has ever reviewed a coffee table.

  • Spend up: mattress, pillows, sofa, dining chairs, fridge, water heater capacity, curtains
  • Spend mid: bed frame, wardrobe, television, desk and chair for the guest who works
  • Spend down: decor, art, side tables, anything decorative that will be replaced within two years anyway
  • Do not buy: white upholstery, glass topped tables, low quality flatpack that will not survive a year of turnovers, or anything you would be upset to lose

Soft goods, the line everyone gets wrong

Buy three full sets of linen and towels per bed. Not one, not two. One set is on the bed, one is clean in the cupboard, and one is in the wash or at the laundry. With two sets, a same day turnover with a laundry delay leaves you making a bed with damp towels, and that is a four star review with a note about hygiene.

  • Three sheet sets and three towel sets per bed and bathroom
  • Mattress protector and pillow protectors on every bed, always
  • Two pillows per person, in a firmness most people can sleep on
  • White linen only, so everything washes together and stains show

Kitchen and consumable setup

A guest who cannot make tea, boil pasta or fry an egg will mention it. The kitchen is cheap to get right and conspicuous when wrong.

  • Kettle, and a good one. It is the most used object in the unit
  • Pots and pans that work on your actual hob, a sharp knife, a chopping board, a can opener, a corkscrew
  • Crockery, glassware and cutlery for two more people than the unit sleeps
  • Microwave, toaster, and a filter or drinking water solution
  • Opening consumables: tea, coffee, sugar, salt, oil, cleaning supplies, bin liners, dish soap, sponges

Presentation, the highest return line

Professional photography is the single best value item in the entire budget and the one most frequently cut when money runs short. That is exactly backwards. The photo set determines how many people ever look at everything else you paid for.

Shoot only when the unit is completely finished, styled and spotless. Photographing a nearly done apartment to save a week costs you the whole value of the shoot, because you will never get around to redoing it.

The photographs are not a marketing expense. They are the last construction cost, and the unit is not finished until they exist.

Compliance

  • County single business permit for short stay accommodation
  • Registration and the correct tax setup before revenue starts
  • Insurance appropriate to short stay use. A standard residential landlord policy may not cover paying guests, which is worth knowing before rather than after an incident
  • Written consent from the owner if you are subletting, and a check against the compound bylaws

Working capital, the line that ends projects

This is what separates a launch that survives from one that stalls with a half furnished unit. Revenue does not arrive on day one, and it does not arrive smoothly.

  • Two to three months of service charge, internet, utilities and standing costs with little or no income
  • Deliberately low launch pricing while you build the first five reviews, which suppresses early revenue by design
  • The snag list. Every unit generates one in the first month, and it always costs something
  • Payout timing. Platform payouts arrive after checkout, not at booking
